Mixed-Use Diversity
Mixed-use properties combine offices, retail, restaurants, residential, and amenity spaces, each with different loads, schedules, and ventilation needs — a “one-size-fits-all” HVAC approach does not work. Restaurants and commercial kitchens in particular have grease-laden exhaust that is not suitable for air-to-air recovery through a wheel. Variable Occupancy and Operating Hours
Office occupancy varies by time of day and season; demand-controlled ventilation (DCV) using CO₂ sensors modulates outdoor air to actual occupancy, and energy recovery complements it by reducing the cost of the air that is delivered. Proper control is important — improper recovery-device operation in mild weather can actually increase energy use.

  • Enthalpy Plate Exchangers (IPE6-PM): Total-energy fixed-plate exchangers with a polymer washable membrane and no moving parts — a low-maintenance option with very low cross-leakage where a static device is preferred.
  • Sensible Plate Exchangers: Fixed-plate, sensible-only recovery with separated airstreams and no moving parts — for cold/dry climates or where moisture transfer is not wanted.
  • Heat Pipes (Thermogain): Passive thermosiphon devices with no moving parts and physically separated airstreams — appropriate for any contaminated-exhaust spaces in a mixed-use property (e.g., certain labs or process exhausts). A U-shaped configuration is offered for dehumidification.

New Construction and Retrofit

A significant portion of the office market consists of renovations to existing buildings that were originally designed with lower ventilation requirements. Retrofitting a dedicated outdoor air system (DOAS) with energy recovery can improve indoor air quality while reducing the energy required to condition outdoor air.
